I advise all of my relocation clients interested in renting and buying in 1 year, to follow this timeline to becoming comfortable with the town you decide to buy your dream home in.

RENT FOR A YEAR!

Moving is stressful enough. If you aren't familiar with the area, choosing a home where you will live for the next 5-10 years (average) increases that stress tenfold. I can help you to find a rental property you will love!
Give yourself 6 months to get acclimated to the area. Take a weekend here and there at your leisure to experience the feel of different towns. Go shopping for the day at The Westchester Mall or visit the City Center Complex in White Plains. Go 'antiquing' in Tarrytown, Relax at Rye Beach, Bike Riding through Inrvington trails;  I would be happy to lend more suggestions. Once you've been in Westchester for 6 months you should have a pretty good feel for the flavor of many of the major towns.
Let's touch base in six months after you've begun your lease term. We will start the online search for properties on the market in the areas you would like to make priority." Now you will need to choose your team consisting of ME, your Real Estate Agent, your mortgage broker/bank, your real estate attorney, and your inspector. I will recommend several options for each that I have worked with in the past. You will choose whomever you like.
Get your pre-approval letter. I will need to have this on file before we go out to look at properties. This will give us the maximum price range that would still keep you within your financial 'comfort level'. I want you to be able to enjoy your life and not be strangled by a monthly payment that keeps you up at night. All sellers will require this letter to accompany any written offer.
Let's look at properties. We will plan to go out. Should you find the perfect home sooner than later, we will negotiate a closing date that will fall in line with the end of your lease term.
Close on property and move into your new home! On average it can take 30-60 days to close. This brings you smoothly to the end of your lease term and stress free into a home you can be confident you have taken the time to choose wisely.
