By publishing your property into this database, I will give your property exposure to every single brokerage in Westchester and Putnam Counties. Our membership with the Westchester County Board of Realtors allows us to provide your property with MAXIMUM EXPOSURE by promoting your property to every single Realtor (thousands) in Westchester regardless of the office affiliation. To provide incentive to these agents to show and push your rental property we will offer half of our fee to any agent that may bring a ready, willing, and able tenant.
Pre-qualification of All Potential Tenants

I answer all calls from potential tenants in a timely manner. (I get the calls you may miss due to work or other obligations).

- I perform credit and criminal sex offender checks on potential tenant(s).

- I personally give them a tour of your property and the area. I am extremely knowledgeable on the area and I won't only sell them on your property but the town as well! (You will not have to take valuable time out of your schedule to constantly meet people that may not even be qualified or seriously interested).

Professional preparation of your leases
- Having your leases prepared by a professional with your best interests in mind leads to your increased protection. Remember: leases are legally binding documents which are enforceable immediately upon laying pen to paper, and the only legally binding form is an ink original. There are legal Riders which can be added which give you additional protections that save you money and headaches. I will add our Exclusive Paddington Stone Lease Ryder which provides additional necessary legal protections for you, the landlord.
- I will provide you with and prepare the standard lease document.
- I advise tenants to obtain certified checks for the security and the first month's rent.
- I will deliver to you the completed package including the signed original leases (did you know that only an original ink copy is legally binding) along with the certified checks for first month’s rent and agreed upon security.
- You will also receive a fully executed copy of the lead paint disclosure (you, as a landlord, are required to have this by law) if property was built prior to 1978.
